Every unit in your building, on a calendar.
Summit Ridge looks after heating and cooling for offices, warehouses, schools, shops and restaurants — with a written maintenance schedule you can see a year ahead. We work on homes too.
- A schedule in writingWhich unit, which month, full visit or quick check — agreed before the year starts.
- A note after every visitWhat we did, what we found, and anything worth budgeting for.
- Repairs between visitsWhen something fails, the same team who knows the equipment answers.
One page, twelve months, no guesswork.
Before the year starts we walk the building, list every piece of equipment, and lay out the year. Here is the shape of a typical small office or retail building.

Buildings we look after.
Most of our work is for people responsible for a building rather than living in one: property managers, business owners, school and church facility staff.
- Offices & clinics
- Warehouses & light industrial
- Schools & churches
- Retail & restaurants
- Multi-tenant buildings
- Rooftop units, split systems, heat pumps, unit heaters, boilers and make-up air.
- Visits booked around your hours — early, before tenants arrive, where the work allows.
- A plain list of aging equipment, so replacements are budgeted, not emergencies.
Same technicians, different conversations.
For the person responsible for the building
You get a calendar, a note after each visit, and a straight answer about what is aging out. We work around tenants, deliveries and school days.
For the people living in the house
You get a technician who explains what they found, cleans up after, and tells you honestly whether a repair is worth it on an older furnace or heat pump.
Heating and cooling for Clark County houses.
Winters here are long, damp and mild; summers are getting hotter, and smoke days are now a normal part of August. Houses need heat that runs quietly for months and cooling that actually gets used.
- Furnace and heat pump repair, tune-ups and replacement.
- Ductless heat pumps for rooms and houses without ducts.
- Better filtration for smoke season, sized to what your system can move.

Across the river?
We work in Washington only. Oregon requires its own contractor licence, so for Portland-side buildings we will say so up front.
Asked by facility managers — and homeowners.
What is a planned maintenance calendar?
A one-page schedule listing every piece of heating and cooling equipment in a building and the months it gets a full service visit or a shorter check. It is agreed in writing before the year starts, so the facility manager knows who is coming, when, and what they will do.
How often should commercial HVAC equipment be serviced?
Most buildings start with a full service in spring before cooling and in fall before heating, with filter changes and shorter checks in between. The right frequency depends on the equipment, how many hours it runs, and how dusty or busy the building is.
What happens to the schedule during wildfire smoke?
Smoke loads filters quickly. When the air quality turns bad in late summer, filters are checked more often and changed early where needed, and outside-air settings are reviewed with the facility manager.
Do you work on homes as well?
Yes. Commercial maintenance leads the business, but we repair, replace and maintain furnaces, heat pumps and ductless systems in houses across Camas, Washougal and Clark County.
Is Summit Ridge a finishing or building company?
No. “Facility Services” in the name describes who we work for. Summit Ridge is a heating, ventilation and air conditioning contractor only.
Tell us about the building.
We will list the equipment, look at its condition, and send you a draft calendar. Homeowners: just call.
